The Royal College of Surgeons in Ireland has long aimed to expand its St Stephen’s Green campus and create a state-of-the-art environment for health sciences teaching, research, and innovation.

Project Connect, a new €95 million development at 118 St Stephen’s Green, realises this ambition and completes a major phase of RCSI’s long term campus vision.

A strategic partnership from the very beginning 

RCSI engaged Linesight from the outset to shape the commercial strategy, establish a robust and benchmarked budget, and ensure the evolving design aligned with long term campus objectives.

Across the programme, Linesight provided continuous cost, risk, and procurement intelligence that supported transparent governance and confident decision making as the project advanced through a volatile global market. 

Navigating a complex urban building 

The project was delivered on a highly constrained city centre site adjacent to protected Georgian buildings and running parallel to the LUAS line. The development required deep basement construction, a live sewer diversion, and careful coordination within a tight footprint. 

These challenges were compounded by significant global disruption, including supply chain volatility arising from COVID 19 and the Ukraine war, which placed sustained pressure on pricing, procurement, and programme. 

Linesight’s governance frameworks, oversight of cost and risk, and early identification of cost drivers-maintained programme certainty, supported statutory compliance, and ensured clarity on commercial and design impacts throughout delivery. 

A transformative addition to the RCSI campus 

The completed 13,000 sq.m. facility comprises an eight-storey building, including six levels above ground and two basement levels, and now forms a core element of RCSI’s MED District strategy.

The development strengthens the physical and academic infrastructure of the campus and provides a high quality, future focused environment for teaching, learning, and groundbreaking research. It enhances RCSI’s ability to attract global talent and reinforces its role within the Irish and international healthcare community.
