Vertium is an iconic new development in an established and prominent business location, which will provide elegant office headquarters with LEED Gold status. The development will provide over 16,000 sq.m. of floor space for over 2,000 people, and will be the first new major commercial development of this size delivered in Dublin since the economic downturn.
The development is designed to provide efficient, light-filled work space with floor plates which are virtually column free, with 11.5m floor grids and 2.8m floor-to-ceiling heights that align with the demands of new tenants and modern business to provide the ideal working environment.
Linesight provided full project and cost management services on this fast-track project timed to be ahead of other new competing commercial developments. The services included the preparation of early order of magnitude costings, detailed cost plans, the preparation of tender documentation for the early demolition, and site clearance enabling works packages allowing time for the design development, and tendering of the main construction works.
Linesight subsequently negotiated a guaranteed maximum price (GMP) with the successful contractor, providing early cost certainty on the project. Detailed monthly project reports and cost reports were prepared to highlight risk areas on the project, as identified through our risk register. Ongoing detailed cost monitoring and reporting continued for the client including liaison with the funder’s Technical Advisors and liaison with and negotiations with proposed tenant’s representatives.
Linesight was also engaged to provide project management services on the project, managing the overall project program including design and construction, co-ordinating the various consultants liaising with DCC on planning issues, accommodating and managing client-led changes and improvements to internal core finishes, liaising with neighbors including the adjacent hotel and apartments in order to manage the construction process and facilitate early access for potential tenants. The proposed client-led changes or variations were agreed in advance as a menu or shopping list, allowing the client a large degree of cost-certainty at an early stage of the project. The team successfully negotiated a number of value engineering proposals in order to offset and fund a number of the proposed scope changes proposed by the client. The project is due for completion in April 2017 and negotiations are currently at an advanced stage for a pre-let for the entire building.
