Delivering leading edge laboratory technology 

When Kerry wanted to build its first Research and Development facility in Asia it relied on trusted partnerships built thousands of miles away in Ireland. 

The Kerry Global Technology and Innovation Centre in Naas, 40 miles south of Dublin, was a high profile project successfully completed by Gilbane Construction with full cost management services provided by Linesight. 

Kerry required a similar facility in the Asia market that would provide a focal point for advancing scientific research, innovating processing technologies and developing new, unique technology platforms. Once built clients would take advantage of the full range of Kerry’s capabilities and expertise in one location. 

Building on key relationships 

For the new facility in Singapore Kerry engaged Gilbane and Linesight to replicate their Irish success in a new locality. 

We had developed an excellent working relationship with Gilbane so continuing the partnership and transferring the skills gained in Ireland made sense. 

The client requested a fast-track procurement program utilizing a ‘design and build’ contract along with an accelerated build program. 

A key service we offered was the comprehensive cost control used to maintain a strict project budget*. 

With input from Gilbane, we developed an FIDIC form of contract for the client, which can be now used as a template for any future Kerry projects worldwide. 

We provided full cost management services, including:

· Cost Planning 

· Value Engineering 

· Tendering and Procurement 

· Post Contract Services (Valuations, Cost Reporting, Cash flows) 

Project outcomes 

-The Kerry Global Technology and Innovation Centre was designed by an American architect and built partly with intelligence gained during the Irish project. 

-The development consists of a mixed 2,780 sq.m. facility in a ‘high-tech’ business park in Singapore. Two-thirds of the floor space is laboratory with the remainder office space. 

-The Singapore facility will provide technology-based ingredients and taste solutions including pharma, nutritional and functional ingredients for food and beverage markets. 

-The delivery of unique, integrated solutions quickly to market will be at the heart of the site’s offering.
