The opportunity

As an MEP Estimator at Linesight, you will work with highly experienced, culturally diverse, and passionate teams nurturing a strong social dynamic and a shared sense of achievement. You will gain vast industry experience that will open doors for you, extend your skillset and expand your perspective. We will empower, support, and enable you to take real responsibility in your role so that you can take charge of your career progression with us. For us lasting trusted relationships are everything, both with our teams and our clients.

We are looking for a specialized, detail-oriented Estimator with a strong pre-contract background to drive cost planning, tender pricing, and financial benchmarking for APAC projects. In this role, you will be the backbone of our pre-construction phase for complex hyperscale and colocation facilities - translating mission-critical mechanical, electrical, and fire protection designs into accurate, competitive cost models and Bill of Quantities (BoQs) from conceptual / due-diligence through to Issued for Construction (IFC) stages.

In this role you will:

  • Prepare detailed pre-contract estimates, cost plans, and BoQs for mission-critical MEP systems, including High-Voltage/Low-Voltage (HV/LV) electrical distribution, generators, UPS systems, Chillers, Computer Room Air Handlers (CRAH/CRAC), chilled water piping, containment, specialized Fire Protection/Aspirating Smoke Detection (ASD) systems and ELV systems
  • Conduct precise quantity takeoffs from engineering drawings to build up accurate material, equipment, and heavy-duty labor volumes.
  • Evaluate specialist equipment vendor and subcontractor quotations (generators, chillers, switchgear, fire suppression) and conduct commercial bid leveling.
  • Develop and maintain an up-to-date library of benchmark unit rates, labor norms, and critical equipment pricing
  • Collaborate with design and engineering teams during design development stages to perform value engineering
  • Review complex project specifications and design scopes to identify, reconcile, and price cost gaps between tender packages and final IFC stages (such as post-tender scope updates).
  • Build strong, trusted partnerships across the business—ranging from internal design leads and client data center specialists to external consultants and specialist contractors.

We would love to hear from you if you:

  • Have proven, hands-on experience specifically in pre-contract MEP estimating, tender preparation, and cost planning within a main contractor, MEP specialist subcontractor, or cost consultancy environment (portfolio experience in data centers, cleanrooms, or high-tech industrial facilities preferred)
  • Enjoy applying advanced analytical skills to investigate, interpret, and measure from complex data center MEP drawings, Single Line Diagrams (SLDs) and technical specifications.
  • Possess some familiarity with data center and construction MEP terminology, resilience standards, equipment lead times, and specialized subcontractor cost structures across the Southeast Asian market.
  • Are an exceptional communicator capable of presenting cost reports and trade comparisons clearly and persuasively in writing and verbally.
  • Excel in a fast-paced, dynamic environment where you can independently manage multiple estimating deadlines and priorities.
  • Thrive on building strong relationships with your team and clients through collaboration, transparency, and shared purpose.
  • Hold a degree in Quantity Surveying, Building Services, Electrical/Mechanical Engineering, or an equivalent technical discipline.

All interviews are conducted either in person or virtually with video required.
