Primark engaged Linesight to provide cost management services for the fit-out of its first store in Manhattan. Located in Herald Square, the four-story building comprises approximately 54,000 sq.ft of retail space. The flagship store delivers a highly visible retail presence for Primark in one of New York’s most competitive shopping districts and supports Primark’s continued expansion in the United States.
Linesight supported the project from inception/pre-construction through delivery, providing full cost management services. The team worked closely with the client, design team, and contractor to confirm scope, refine costs, and strengthen budget alignment before construction began. During delivery, Linesight provided monthly cost reporting and forecasting, and reviewed payment applications to maintain clear commercial oversight as the fit-out progressed.
A key client priority was to reuse as much of the existing building as possible, while creating a modern, large-format retail environment. That strategy required active commercial management as existing conditions were uncovered. As unforeseen conditions emerged and scope evolved, Linesight provided structured change control and transparent cost reporting to support timely, informed decisions throughout delivery.
The store includes two prominent street-facing façades on 33rd and 34th Streets, showcasing Primark’s brand at street level. Interior features include a dedicated brand collaboration space for the NBA and NFL, and a purpose-built press room, supporting content creation, and brand campaigns within one of New York’s highest-profile retail locations.
