With the United Arab Emirates constituting one of the leading markets for the international pharmaceutical sector, it was imperative that Abbvie have a physical presence there. Recognising the UAE’s attractiveness to international investors, the organisation developed an ambitious strategy to capitalise on the capacity of the UAE market. At the crux of this strategy was the development of a new headquarters in Dubai, to be located on level 29 of the Ubora Tower, in Business Bay. The client appointed Linesight to oversee the project, because of our extensive experience in the region, and with similar projects. 

Having worked on a number of Abbvie projects over the past number of years, Linesight continues to deliver excellent, customer-focused solutions. Linesight brought an exceptional level of professionalism to the project, anticipating and solving challenges before they arose.

Unparalleled domain experts 

Designed to accommodate a team of approximately 97, our team oversaw the commercial development, providing project management, development management and cost management services. The project consisted of new construction elements, including installing flooring, carpet tiles, gypsum and glazed partitions, ceiling in select areas, lighting, mechanical and electrical works, while we retained the existing raised access floor system. The work stations and carpet tiles were separately procured.  

Minimal disruption in a live building 

  • Whilst works were allowed during normal working hours, all deliveries had to be made out of hours, which necessitated significant coordination between Facilities Management, Suppliers and Contractor
  • Given that the site was located within a fully functional building, noise and dust levels had to be kept to a minimum, in order to avoid disruption
  • Use of lifts was permitted only at certain times, which as the project was on the 29th floor, posed a considerable challenge
