Linesight is supporting a confidential client in the delivery of a major residential development comprising 702 apartments across six blocks, ranging from 8 to 18 stories. The scheme extends to an overall gross floor area of approximately 60,000m² and includes retail and amenity spaces, a standalone cultural building, and a dedicated creche. Designed to create a vibrant, sustainable community, the development will be delivered in three phases, with Phase 1 completed in October 2025 and subsequent phases scheduled for 2026.
This ambitious project required substantial enabling works before construction could commence, including demolition, asbestos removal and disposal, remediation of contaminated ground, and complex service diversions. These preparatory works were critical to ensuring a safe and efficient building programme, which spans six months for enabling work and 36 months for construction.

Linesight is providing comprehensive project management, cost management, procurement, and employer representative services to ensure the successful delivery of this landmark scheme. Our team has implemented robust governance frameworks to manage risk and maintain cost certainty across all phases. With five residential blocks for Phase 1 constructed using full precast systems, and the main tower set to feature a flat slab structure with blade columns and a reconstructed stone façade in the upcoming phases, the project requires meticulous planning and coordination.
By leveraging our expertise in large-scale residential developments, we have ensured that procurement and construction strategies align with client objectives and design, as well as sustainability goals. Regular programme reviews and proactive stakeholder engagement have kept the project on track, despite the complexity of phased delivery and significant enabling works. The result will be a modern, high-quality living environment that enhances Dublin’s urban landscape and sets a benchmark for future residential projects.
