Linesight supported our client Diageo, in the development of the ‘Guinness Open Gate Brewery London’ set to open in Covent Garden, London in December 2025.
This mixed-use redevelopment has transformed the historic Old Brewer’s Yard into a vibrant destination that celebrates 267 years of Guinness heritage.
Covering 5,500m² (54,000ft²), the venue includes a microbrewery, restaurant, retail spaces, bar, and community event areas, creating a flagship hospitality experience in central London.
Linesight provided cost management services over the lifetime of the project. To manage the complexity of this heritage-sensitive redevelopment, we implemented a rigorous cost governance framework from the outset. This ensures that every design decision balances modern functionality with the preservation of historic character, while maintaining financial control.
When a new contractor was appointed mid-delivery, Linesight acted quickly to revalidate budgets, update procurement strategies, and recalibrate programme timelines. Our agile approach and transparent reporting allowed stakeholders to make informed decisions without compromising progress.
Operating in a high-profile urban location, we successfully mitigated logistical risks through detailed planning and coordination. This includes aligning multiple stakeholders - client teams, contractors, and consultants - under a unified cost and schedule strategy. Regular cost reviews and scenario modelling ensured the project remained on track and was delivered as planned, despite the inherent complexities.
