The hyperscale data centre in Navi, Mumbai is the first data centre for this entity to be built in India. With an IT capacity of up to 60MW, the project is being constructed in two phases for core and shell. Spread across a 10 acre parcel of land, the project comprises the data centre, a substation, gantry building and facility buildings. The substation was successfully completed in late 2024, with other buildings complete to plinth level.
The Linesight India team was commissioned at an early stage of concept design and worked through the construction stage of the project. Being the first of its kind, the design development was complex and Linesight undertook cost benchmarking in the local market, backed by bespoke market testing, research and a skilled and experienced team.
Appointment of the General contractor on a GMP model was another first for a data centre project in India. Linesight worked with the client through a complex construction period, including navigating a pause on the project. The Linesight team helped with closing out all the construction contracts and their valuations, negotiating settlement terms and regularly reporting to the client, ensuring transparency and an amicable transition period.
Linesight were involved in setting up processes for project cost and commercial management, including cost plans for all stages, procurement and tender documentation, budget monitoring and control, contract management, risk management, value engineering, IPA certification and validation, contract closing out, and vendor payment and milestone validation.
