Qantas selected London's Heathrow Airport as the location for one of its flagship lounge, and construction began in September 2016. The new facility will be the market leader in the luxury lounge offering. The facility, which has recently opened in late 2017, occupies a split-level space in Terminal 3 with impressive views over the airfield. The experience provided aims to go above and beyond the expectations of those using the facility. The lounge caters for over 230 people with a Rockpool dining experience, including a full service bar, business facilities, bathroom and shower facilities and a children's zone. The client engaged the services of Linesight / Altus at an early stage, given our experience in similar projects and our familiarity with the London marketplace. 

Overseeing the process

Full Cost Management services were provided by Linesight / Altus, starting from conception to contract award, right through to handover of the Lounge. A procurement strategy was devised to allow Qantas to receive a competitive tender for a complex, high-quality fit-out within the project time targets. This was in the form of a management contract. Securing competitive tenders within a buoyant marketplace was key. Our team engaged with the specialist marketplace and to allow a competitive tender price to be submitted. 

With such a project, and in such a space, risk mitigation is of the utmost importance. The team oversaw the selection of high-end trade contractors to ensure the premium quality standards expected are achieved. We participated as part the project team providing proactive expert strategic advice to achieve the client brief. Our overall objective was to provide not only Cost Management services but to reassure and strategically advise our Client while working within an unfamiliar marketplace. 

Airside complexities

• Airside location poses logistical, security and restrictive tendering market requirements – our expertise in achieving optimum outcomes under restrictive conditions was important

 • A turnkey facility was delivered, providing 230 fine dining restaurant covers, with VIP spaces from a grey box airside location in one of the busiest airports in the world
