Linesight is providing integrated project management, cost management and scheduling services for NTT DATA’s LON1B data centre in East London, from shell and core to hyperscale tenant fit‑out.

NTT is continuing the strategic expansion of its global data centre platform, and this latest development strengthens London’s capacity by introducing modern cooling infrastructure designed to support the next wave of high-density digital demand. The ongoing 32MW LON1B project sees Linesight supporting NTT across project management, cost management, and scheduling.

Linesight has been supporting the project since April 2023, providing integrated project, commercial and scheduling services. We have been involved in Landlord Shell and Core, DC Fit-out and more recently actively involved with the hyperscale tenant fit-out which is currently underway.

Our role began with fit‑out project management through pre‑construction and Stage 3 and Stage 4 design, while also acting as the interface between the base build contractor, the landlord and the tenant to ensure tenant requirements were embedded through Stage 4 and Stage 5 delivery.

In parallel, Linesight delivered a development management role for the shell and core build. Where no master programme existed, we established and managed the client’s schedule. In Q2 2026, Linesight oversaw the completion of the base build construction.

We also managed the pre‑construction services agreement, led OFCI procurement and commercial management function, and now continue to provide full project management, cost management and scheduling services through hyperscale tenant fit‑out delivery, including coordination of incoming hyperscale tenants and associated design amendments.

The two-storey hyperscale facility includes six data halls and enhanced cooling capability to meet growing AI and high-performance computing requirements. Linesight are managing the live integration of the hyperscale tenant fit out during commissioning, enabling efficient delivery through early contractor involvement and a strong DfMA strategy, and are navigating challenges linked to an inherited shell and core structure, a traditional JCT contract, and a multilayered governance environment. This work is scheduled to finish in Q2 2027.
